We handle every permit: applications, fees, inspections, and final sign-off. You'll sign a form or two, and we deal with your municipality directly. We've pulled permits across dozens of Northeast Ohio communities and know what each building department wants before we submit.

Our core construction crews are in-house TAB staff: decks, structures, hardscape, all of it. We bring in licensed specialists for electrical, gas, and plumbing, the same Ohio trades we've worked with for years. Your project lead is on-site or reachable throughout, whoever is working that day.

Change orders are normal on custom work. When something comes up, we quote it in writing before any work proceeds, including any effect on the timeline. You approve every change before we make it, and nothing surprises you at billing.

Yes, and for a built-in kitchen it's usually the better call. We plumb a dedicated natural gas line to the grill and burners, so you're never hauling, storing, or running out of propane tanks mid-cookout. Natural gas connects to your home's supply and is always there. The line gets planned at the design stage and connected by a licensed Ohio trade, because where it runs affects the surround and the patio below. If your property isn't served by natural gas, we'll build for propane and set the tank discreetly.

It will when it's built for it, which is the whole point of a custom build over a roll-up cart. We use a masonry surround rated for freeze-thaw, outdoor-rated stainless appliances, weatherproof power, and a counter surface that takes cold, sun, and grease. You can leave most of it out year-round. We'll walk you through the simple end-of-season steps at the final walk-through, like covering the grill and clearing the lines on anything that holds water. Nothing about an Ohio winter should shorten the life of a kitchen we build.

Two layers. Our workmanship warranty covers the masonry, counters, and installation, and the manufacturer warranties cover the components: the stainless appliances, the Unilock, Techo-Bloc, or stone in the surround, and any refrigeration, all registered on your behalf. Appliance warranties vary by brand, and we'll match the appliances to the warranty level you want. You get the full paperwork at the final walk-through.
