Built once, built right

TAB Property Enhancement builds outdoor living across Northeast Ohio and has earned Best of Houzz recognition eight years running. A three-season room is the in-between space Ohio homes are missing: open enough to feel like outdoors, closed enough to use when the bugs are out or the air turns cool. It earns its space half the year. It’s where a deck or patio becomes a room you’ll actually sit in from April to October.

We build the structure: foundation or reinforced deck framing, walls, a roof, and the screen and glass systems that make the room work. Screen panels keep bugs out while the air moves through; operable glass or window systems close the room against wind and cold to stretch the season further on both ends. The roof ties into your home’s lines, and the floor can be finished to match the indoor space or the patio it sits on.

Every three-season room starts with a design conversation and a 3D rendering, so you see how the room attaches to the house, where the screens and glass fall, and how the roof reads against your home before we build. We pull the permits, handle the engineering, and build with our own crews, with licensed trades for any electrical. One team from framing to final trim.

The room gets better with what you plan into it. Low-voltage lighting, a ceiling fan for summer, a fireplace or heater to push into colder months, and the deck or patio it opens onto all work better designed together. A three-season room that flows onto a finished patio with a fire feature gives a far longer usable season than a screened box on its own.

    We look at the wall the room will attach to, the deck or patio below, and how you'll use it, then set scope and budget.

    You see the room against your house before we build: attachment, rooflines, screen and glass layout, and finishes, adjusted until it's right.

    Our crews handle framing, roofing, the screen and glass systems, and interior finish, with licensed trades on any electrical.

    Final walk-through

    We show you how the screen and glass systems operate, review care, and hand off the warranty paperwork.

Questions homeowners ask

Do you handle the permits, or is that on me?

We handle every permit: applications, fees, inspections, and final sign-off. You'll sign a form or two, and we deal with your municipality directly. We've pulled permits across dozens of Northeast Ohio communities and know what each building department wants before we submit.

Will subcontractors be doing the work on my home?

Our core construction crews are in-house TAB staff: decks, structures, hardscape, all of it. We bring in licensed specialists for electrical, gas, and plumbing, the same Ohio trades we've worked with for years. Your project lead is on-site or reachable throughout, whoever is working that day.

What happens if I want to change something during the build?

Change orders are normal on custom work. When something comes up, we quote it in writing before any work proceeds, including any effect on the timeline. You approve every change before we make it, and nothing surprises you at billing.

How is a three-season room different from a full sunroom addition?

A three-season room is built for spring through fall. It uses screen and operable glass rather than insulated walls, climate control, and the foundation a year-round addition needs, which is why it costs less and goes up faster. A four-season sunroom is insulated and heated and counts as conditioned living space, with the permitting, HVAC, and price that come with that. If you want a comfortable spot from April to October without a full addition's budget, the three-season room is the fit. We'll lay out both if you're weighing them.

Can I stretch the season into winter?

To a point, and how far depends on what you build in. Operable glass panels close the room against wind and let you use it on cool, clear days well into fall and early spring. Add a fireplace or a rated heater and you push further on both ends. A three-season room isn't insulated like a year-round addition, so it won't hold heat through a hard Ohio winter, but with glass and a heat source many clients use it far more than three seasons. We size the heating option to how late into the year you want to use it.

What’s covered under your warranty?

Two layers. Our workmanship warranty covers the structure and the build, and the manufacturer warranties cover the screen and glass systems, roofing, and any windows, registered on your behalf. You get the full paperwork at the final walk-through, with care guidance for the screen and glass.
