TAB Property Enhancement has built outdoor living across Northeast Ohio for 18 years and earned Best of Houzz recognition eight years running. A pool house is a real building, not a shed by the water. It needs footings, framing, a roof, and utilities that meet code, and it has to look like it belongs to the house it serves. Get the structure right and it carries decades.

We design and build the full structure from the footing up: foundation, framing, roofing, siding, windows, and interior finishes. What goes inside is up to how you use the pool. A changing room and full bath, a kitchenette or bar for entertaining, a covered lounge, storage for equipment and furniture. We run plumbing and electrical through licensed Ohio trades and finish the interior to the level of the main house, so it doesn’t read as an outbuilding.

Every pool house starts with a design conversation and a 3D rendering, so you see the footprint, rooflines, and finishes against your home and pool before we pour a footing. We pull the permits and handle the engineering, the build, and the trade coordination with our own crews leading. One team running the project end to end.

A pool house works best when it’s planned with the space around it. We tie in the paver patio or pool deck, a pergola or covered area off the structure, an outdoor kitchen, and low-voltage lighting for the walk back to the house at night. Planned together, the building and the yard read as one project instead of a structure dropped onto a finished lot.

    Final walk-through

    We review the finished building and systems with you and hand off warranty paperwork and care guidance.

Questions homeowners ask

Do you handle the permits, or is that on me?

We handle every permit: applications, fees, inspections, and final sign-off. You'll sign a form or two, and we deal with your municipality directly. We've pulled permits across dozens of Northeast Ohio communities and know what each building department wants before we submit.

Will subcontractors be doing the work on my home?

Our core construction crews are in-house TAB staff: decks, structures, hardscape, all of it. We bring in licensed specialists for electrical, gas, and plumbing, the same Ohio trades we've worked with for years. Your project lead is on-site or reachable throughout, whoever is working that day.

What happens if I want to change something during the build?

Change orders are normal on custom work. When something comes up, we quote it in writing before any work proceeds, including any effect on the timeline. You approve every change before we make it, and nothing surprises you at billing.

Can the pool house have a full bathroom and running water?

Yes. A full bath, a shower to rinse off, a kitchenette, a wet bar, all of it is on the table, and it's one of the main reasons to build a pool house instead of a covered shelter. We run the plumbing and electrical through licensed Ohio trades and have it inspected to code. The systems get planned at the design stage, since where the water and power run affects the foundation and framing. Tell us how you want to use the space and we build the utilities to match.

How long does a pool house take to build?

It depends on size and finish level, but a pool house is a full construction project, so plan in months rather than weeks. Permitting and engineering come first, then foundation, framing, roofing, and the interior trades. We give you a realistic schedule at the proposal stage and quote any change in writing before it affects the timeline. Building it alongside the pool or patio, rather than after, usually saves time and avoids tearing back into finished work.

What’s covered under your warranty?

Two layers. Our workmanship warranty covers the structure and the build, and the manufacturer warranties cover the components we install: roofing, windows, siding, and fixtures, registered on your behalf where the maker offers it. You get the full paperwork at the final walk-through, along with care guidance for the finishes.
